Leasing Criteria

  • Application Fee is $50.00 per applicant.  This fee is non-refundable

    • All occupants 18 years or older must complete an application and meet criteria.

    • Applications are processed in a timely manner but can take up to or about 5 business days to fully process.

       ***Incomplete or partial applications will not start processing UNTIL all necessary documents and fees have been submitted.

    • If a property receives multiple applications, the most qualified applicant will be approved for that unit

    • Payment of Application Fee is NOT a guarantee of approval for subject property

    • Please consider City and County Occupancy codes prior to application submissions if multiple unrelated applicants seek to occupy a property together

  • Net Monthly Income must be 3 times the amount of rent. Income will be verified.

    • Employees must provide 60 days’ pay stubs and have a minimum of 6 months work History with employer

    • If self-employed or retired: provide a copy of two years tax return, W-2 , bank statements

    • Students will require a co-signer.  

  • Rental History must be verifiable for at least six months with a history of on time payments to current and previous landlords, compliance with current and previous lease contracts, and current good standing.

    • Living in a property owned by a relative does not constitute a tenant/landlord relationship for rental verification purposes but we will work with students.

  • Credit report and Background Check will be processed on all occupants.  

    • Credit score of 650 is required but lower score may be considered with addition of qualified co-signer.

    • Background check and criminal history will be reviewed and considered.

  • Debt-to-Income Ratio of 35% or better. Applicant’s total monthly debt liabilities must be no more than 35% of net monthly income.

  • Security Deposit is required and must be paid before taking occupancy.

    • No deposit will be waived. No deposit can be substituted for rent. Landlord requires a Deposit amount equal to twice(2x) the monthly rent for all properties.

  • Renter’s Insurance is required for all tenants and proof of insurance must be provided before taking occupancy.

  • Leasing Fee will be charged upon lease signing as an administrative set up fee per tenant in the amount of $50 (one-time fee, per tenant)

  • Technolgy Fee billed annually to each tenant for maintenance of tenant online portal and app access ($20 annually, per tenant)

Pets

  • Pets require a one-time, $500 NON-Refundable fee for each animal and an additional $50 pet rent per animal. Multiple Pets and any animal over 50 lbs. may be charged additional fees at the discretion of the leasing agent.

  • No dangerous breeds will be accepted

  • All vaccinations must be up to date and all copies provided prior to move in.

 

Submission of application IS NOT A GUARANTEE of acceptance or availability of rental unit . Applications will not be considered until all fees and documents have been submitted .
